Properties located between Central Ave and Gordon Pass in Naples are among the most valuable in the country. Many of the properties are exquisite private homes or smaller “boutique” condominium complexes with 21 or fewer units. Owners of these unique homes deserve first class service from a property manager who can truly devote the proper level of attention to these outstanding properties.
Small condominium complexes are very different from large condo towers and the owners have different needs. For example, small complexes sometimes have trouble finding enough owners to serve on the board so they may need more assistance in creating budgets and scheduling annual meetings. Smaller complexes are also more like communities where everyone literally knows everyone so having a manager that can help promote great neighborly relations is essential as well. Many property managers naturally will cater to their largest clients which often leaves smaller clients as an afterthought. We focus on unit sizes of 21 or less so that we can give all of our clients the attention they deserve.
2. Convenience - With our offices located right in the heart of our service area at 8th Avenue South and 10th Street in Naples it could not be easier for you to stop by to see us in person about any issue or for us to promptly visit your property.
Most property managers in Naples maintain offices north of Pine Ridge Road and some are even north of Vanderbilt Beach Road. This makes it fairly inconvenient (especially in season) for them to pop into our service area to check out an issue and fix it quickly. In our view the closer the property manager is to the property the better.

3. Technology - We use advanced and intuitive property management software that allows for efficient communication, bill pay, and service requests to make life easy for all owners and tenants. During the sales process our in-house sister company Gordon Pass Realty will of course use the MLS but in addition we have the ability to list your property on any of the latest and most effective cloud based platforms. We will discuss these options with the property owner and determine the best choices on a case by case basis.
